Plans to deliver a new chapter for Northwich town centre have been unveiled, and ION Developments and Cheshire West and Chester Council are asking for people’s views on a proposed new sustainable neighbourhood and mixed-use development at Weaver Square, a key priority for the Northwich Development Framework.

The local community will get the first look at emerging proposals ahead of the scheme being showcased at the UK’s Real Estate Investment & Infrastructure Forum (UKREIIF) in Leeds later in May.

Organised by development partners ION Developments and the Council, a drop-in event will be held in the town providing an opportunity for residents, stakeholders, and local businesses to learn more about the plans and share their views. The event will be held at the former River Island store at Barons Quay on Friday 15 May between 1pm and 6pm.

Feedback gathered at this stage will help shape the emerging plans and further consultation will be undertaken into detailed proposals ahead of submitting a planning application later in the year.

The vision sets out proposals for sustainable town-centre living, with around 200 high-quality homes including affordable, comprising a mix of houses and apartments designed to support a diverse community and opportunities for younger people and families to live in the town centre. Alongside new homes, the development would deliver improved public realm and flexible event spaces, creating welcoming areas for community use and activity. Supporting infrastructure, including the potential for a new bus hub, will improve accessibility and connectivity.

The scheme forms part of a comprehensive regeneration strategy and covers Northwich Market – which will relocate to Barons Quay later in the year, Weaver Square shopping precinct, Apple Market Place, the Information Centre and the Victoria and Market car parks. The plans will replace buildings at the end of their life and introduce a new residential neighbourhood while enhancing the town’s character and vitality. The masterplan has been carefully developed to respect the historic scale and architectural layout of the town centre, with a strong emphasis on walkable, human-scale streets and a clear sense of place.

The proposals are also expected to bring significant economic benefits. By increasing footfall and dwell time, the scheme will help refocus and strengthen the retail offer around established shopping areas, while supporting existing businesses, attracting new investment, and boosting the evening economy.

We’re pleased to share our early vision for Weaver Square with the local community. This is the first step in delivering long-term regeneration and sustainable growth for this part of the town centre. We’re keen to speak to anyone who lives, works in or visits Northwich and encourage them to play an active role in shaping the future of their town.

This marks the beginning of an ongoing conversation with the community, and further engagement on more detailed proposals will happen before a formal planning application is submitted. All views will be considered helping to shape a development that reflects the town’s heritage while meeting the needs of future generations.
