Repairs and maintenance
Our responsibilities
Our responsibilities usually include the building structure (for example roofs and external walls), shared areas (for example entrances, stairs and corridors), shared services (for example drains, rising mains and communal ventilation) and communal fire‑safety systems. The leaseholder will be required to make a pro rata contribution towards the repairs.
Leaseholder responsibilities usually include the internal parts of the home (for example plaster, internal doors and floors), internal plumbing and wiring that serve only the home, fixtures and fittings and internal decoration. Always check your lease for the exact split of responsibilities.

Your lease requires reasonable access for inspections, safety checks and works. We will give notice wherever possible, except in emergencies. If you have specific access needs, please contact us so we can make suitable arrangements.
Alterations and improvements
You must obtain written permission before structural alterations, replacing windows, altering services or making external changes. Permission ensures the integrity, safety and appearance of the building are protected and that any work meets relevant standards. Some works may also require planning permission or building regulations approval. Like‑for‑like internal repairs generally do not need consent, but if in doubt, ask before starting work to avoid costs or enforcement action.
Building and Fire Safety
Please keep communal areas clear, do not wedge or alter fire doors and do not tamper with alarms or safety systems. Follow the fire strategy posted for your block and evacuate as instructed. Gas appliances should be serviced annually by a Gas Safe registered engineer. Smoke and carbon monoxide alarms should be kept in working order.
