What are we responsible for?

  • we maintain the local land charges register as required by the Local Land Charges Act 1975
  • we provide official local authority search reports (LLC1, CON29 and CON29O) at a competitive cost

What is a local land charge?

A local land charge is a restriction, prohibition or financial liability on a property or parcel of land that is binding upon successive owners or occupiers. Examples of local land charges include planning consents, legal agreements, tree preservation orders, listed buildings, conservation areas, improvement or renovation grants and financial charges.

What is a local authority search?

When buying property or land a search request should be submitted to us. A full official local authority search protects any purchaser against unknowingly inheriting local land charges and will warn of any impending proposals that may affect the property or land. With this information the purchaser can fully understand any charges or responsibilities they will be taking on prior exchanging contracts.

Who uses our service?

Most commonly we receive search requests from conveyancers and solicitors who carry out searches on behalf of their client. They are usually acting on behalf of a member of the public who is buying, selling or remortgaging their home. It is possible to complete a local authority search as a member of the public but requesting a full official local authority search from your conveyancer/solicitor will provide you with the same document.

Some conveyancers/solicitors use third party companies to carry out searches on their behalf and these companies do not always request full official local authority searches from us. The insurance for this type of document differs and the council cannot be held responsible for the answers provided or the time it takes to complete the search.
