1.5.1 What types of development does this code apply to?
This borough-wide Code sets parameters for the design of buildings and streets in new residential and commercial development in CW&C. This includes all homes, care homes, student accommodation, and extra care provision. The Code does not apply to household extensions, which are covered by the Household Extensions Supplementary Planning Document (SPD)opens new window.
The code uses four categories of scale for mixed-use and residential development:
- Minor development (1-9 homes);
- Small sites (10 to 50 homes);
- Medium sites (between 50 and 250 homes); and
- Large sites (over 250 homes).
Large sites (over 250 homes) should have their own site-specific Design Codes which provide bespoke, detailed rules that build on the borough-wide principles set out here. This Code also sets out high level place making principles which apply to development that falls outside the above categories, such as the retrofit of existing streets and public spaces, in-fill residential and commercial developments, and those within industrial areas, business, science and retail parks.

Please note that some things do not require planning permission, instead falling under ‘Permitted Development’. If unsure whether a proposal falls under Permitted Development, applicants are advised to check this with the Council’s planning department.
