Mutual exchange

How does the process work?

This is an outline of the process in finding and applying for a mutual exchange.

Please note: if you change your mind at any point, you are able to withdraw your application before the legal completion of the exchange takes place. If you do change your mind please contact us as soon as possible.

Find a home

  • search for potential swaps on HomeSwapper
  • you may also find swap requests in local Facebook groups
  • once both parties agree, you can begin the formal process

Make an initial enquiry

  • contact us to let us know you’re interested
  • we’ll explain the process in more detail and check your eligibility

Application forms

  • we’ll send you an application form within five working days
  • you complete the application form and send it back to us

Checks and inspections

We will carry out:

  • a review of your rent account and tenancy status
  • checks for any anti-social behaviour concerns
  • gas, electric, and damp inspections (arranged within ten working days)

Check the condition of your new home

  • you must visit and inspect the home you want to move into
  • you’ll be asked to sign a declaration confirming you accept it “as seen”
  • any unauthorised changes to the property will be considered during the assessment

Our decision

  • we will confirm the outcome within 42 days
  • if your exchange is approved, we’ll set a date for you to sign your paperwork

If your application is refused you will have ten working days to appeal the decision. Your appeal will be reviewed upon application.

Moving day

  • all mutual exchanges begin on a Monday
  • from the day you move in, you will be responsible for the condition of your new home

As your landlord, we will:

  • provide clear information and support throughout the exchange process
  • help you with HomeSwapper registration if needed
  • complete landlord repairs required before a move
  • make sure all necessary safety checks (like gas and electric) are carried out
  • approve or refuse applications in line with the law and our policies
