Ending the tenancy

A tenancy agreement is a contract and there are rules in place to ensure they are ended correctly. Both landlords and tenants are required to follow certain steps and give correct written notice. Where a tenant fails to give correct notice, they may be liable for rent and council tax. Landlords who do not give correct notice may not be able to gain possession and may also be charged with harassment and illegal eviction.

Generally a landlord must give a tenant 2 months written notice, and a tenant must give a landlord 1 month notice. This will however depend on the type and length of the tenancy. Changes to the rules on tenancy types and notice periods are part of the proposed Renters Reform Bill which is expected to become law in Summer/Autumn 2025.
