Help for homeowners on low incomes who need essential repairs to their homes

Living in a property which requires repairs can have a negative impact on the health, wellbeing and safety of the occupants.

We offer Decent Home Loans and Safe and Warm Grants, to help homeowners on low incomes to make essential repairs and bring their home up to the decent home standard.

Decent Home Loans

Decent Homes Loans can help with essential repairs and to remove any serious hazards, such as roof repairs, heating systems, damp, dangerous stairs or electrical wiring which could affect your health and safety.

Before you make an application, a Technical Officer will visit to assess your property to identify the eligible works. They will prepare a schedule of work, which will detail the works that are needed.

The loan is means-tested and is up to a maximum of £30,000.

It is an equity share loan, which means we would own a percentage share of the property.

The loan is interest-free, and must be repaid when the property is sold or transferred to a new owner.

Safe and Warm Grant

If a Decent Home Loan isn’t appropriate for your circumstances, we may be able to offer a Safe and Warm Grant to help with essential repairs and remove serious hazards.

Just like a Decent Home Loan, a Technical Officer will visit to assess and identify eligible works, and prepare a schedule of work.

The grant is means-tested and is up to a maximum of £5,000.

A local land charge is placed on your property, and you may be required to repay the grant if you sell the property within 5 years.
