Help with adaptations and repairs

HomeKey+ is the Cheshire West and Chester Council Home Improvement Agency (HIA), previously known as the Home Assistance Hub, it is delivered by ForHousing.

Homes matter and can have a huge impact on how people live their lives. ForHousing provide high-quality services to help residents remain safe at home, and independent as health and needs change.

Expert caseworkers are available to work with you to oversee all aspects of home repair, maintenance and improvement work. Working in partnership with us, advice and guidance is available to access funding and manage reliable contractors to deliver the work needed to ensure your home is safe and meets your needs. These include:

HomeKey+ also provide advice and support on:

  • funding options available, including accessing grants/loans and self-funded work
  • additional services available from other organisations

Home adaptations for residents with disabilities

HomeKey+ offer advice and support for residents living with disabilities who need changes to their home to make it meet their needs. Our Occupational Therapy Team will refer you for these adaptations where necessary. This could be for minor adaptations or specialist equipment, or for a major adaptation.

Examples of major adaptations include: walk in (level access) showers, ramps, stairlifts, extensions and alterations to provide ground floor facilities such as bedrooms and bathrooms.

Disabled Facilities Grant

A means-tested Disabled Facilities Grant is available to homeowners or privately renting tenants who need adaptations costing more than £1,000, up to a maximum of £30,000. Applications in respect of a disabled child are not means tested. The adaptation must be recommended by an Occupational Therapist.

Before you make an application for a grant through HomeKey+ you will need an Occupational Therapy (OT) assessment, as this is needed to identify the adaptations required and to make sure the grant criteria is met. If you have not already been contacted by an OT or OT Assessor, you will need to request an assessment from the our Community Access Team:

Repairs and improvements (Decent Homes)

HomeKey+ help residents to identify and arrange for any necessary repairs and improvements to make sure they are living in reasonably modern conditions, which meets the government’s Decent Homes Standard.

Decent Homes Loan

Decent Homes Loans can help with essential repairs such as roof work, to fund heating systems, insulation measures or to update kitchen and bathroom facilities. Funding can also be used to remove any serious hazards such as serious dampness, dangerous stairs or electrical wiring which could affect your health and safety.

Before you make an application, a HomeKey+ Technical Officer will visit to assess your property to prepare a schedule of work, which will detail the works that are needed, and to work out a reasonable cost for the work to be carried out.

This means-tested equity loan is available from £1,000 to £40,000 for homeowners on low income who need to improve their home to bring it up to the government’s Decent Homes Standard.

Home Safety Grant

Home Safety Grants are available to pay for urgent repairs where there is a serious risk to health, safety and welfare. This is a discretionary grant for homeowners on low income, for work such as; serious electrical defects, serious disrepair causing extensive dampness or risk of structural collapse.

Handyperson service

HomeKey+ can help with small jobs around the home, to ensure safe and independent living, like gardening, decorating, loft clearance, furniture clearance/removals, minor electrical and gas works, drainage and plumbing. There is a small charge for this service.

Home security service for domestic abuse victims

HomeKey+ respond to referrals from our teams to improve the security of residents’ homes by delivering essential security measures, repairs and security advice, where the household have experienced, or are at risk of domestic abuse. Examples include door and window locks, boarding up windows and doors, and repairs to make safe internal and external damage which poses a threat to personal safety.
