Property conditions, legislation and guidance

There is a wealth of legislation that covers the Private Rented Sector. There are rules under to ensure homes are safe for occupation. Legislation includes:

• Housing Acts, regulations made under it on
• Gas, Electric and Fire Safety regulations
• HMO legislation
• Fitness for Habitation Act
• Energy Performance and Minimum Energy Efficiency Standards (EPCs and MEES)
• Deposits, Fees, rental charges
• Landlord Tenant Law
• Immigration Law
• Planning Law
• Other legislation- rent rebates etc, civil penalties

This list not exhaustive. The Government is planning to create a central resource which will bring all the private rented sector requirements together in the formation of a Property Portal. The aim is for it to be easier for landlords and tenants to understand their rights and responsibilities.
